Synergy at the Mayfair Collection

Overview

Synergy includes two above-grade buildings separated by a large pedestrian promenade located over one lower level of parking. At the ground floor, there is 87,000+ s.f. total retail space, featuring 24” ceiling heights with mezzanines. Ongoing collaboration was key in balancing the needs and desires of two clients for Synergy: HSA Commercial who would own the ground floor retail space and Fiduciary Real Estate Development which owns the residential floors above. The Mayfair Collection is a premier regional shopping destination in metro Milwaukee. So to make sure Synergy was a cohesive & integrated element of the greater development, construction materials were driven by the existing buildings as well as the history of the site. For example, patchwork metal siding is a repeated element throughout the various Mayfair Collection buildings. To differentiate Synergy, unique design elements were added to each corner of the buildings to reference the industrial heritage of the site. Throughout the design process, we collaborated with our client, the contractor, retail brokers, and retail end-users to explore various construction options to accommodate the retail end users (such as the need for high bay heights).
